Subject-To: Acquiring properties “Sub-To” is simply acquiring properties “subject-to” the existing mortgage. Meaning, you take ownership while leaving the current financing in place, allowing you to control the property without qualifying for a loan. Unfortunately, there will always be life events that basically require people to walk away from their real property. When these life events happen, you can be there to provide a solution for these people so that they are able to move on with their lives. And yes, they will sometimes sign them over for little or no money. They just want out of the situation
Owner Finance: Owner Financing is a strategy that provides more cashflow and less headache than rentals! Owner Finance is becoming more popular with the increase of housing prices in our industry. Once you realize that you can receive all the benefits of a rental without the headache, you will be hooked!
