Real estate has always been a dynamic and ever evolving business adjusting and developing to make the best of the current economic times. And because housing and shelter are of primary importance, real estate is not the type of business that can shut down until the economy recovers. The players and the way of doing business may change, but there will always be new opportunities created that you can not only benefit from but prosper.
Therefore, it is important for you to keep abreast of current real estate investing trends but also know the tried and true strategies that will work whether it's a buyers market or sellers market.
More important is finding the real estate niche(s) that work best for you. This will depend on such things as your background experiences, risk tolerance level, family financial commitments, real estate education or your physical location.
Finding a niche is not a new concept, but it certainly is an important one for getting the highest results possible for the return of investment of your time and money. And as history has shown, becoming an expert in a particular real estate niche will give you the edge you need to succeed in these competitive real estate investing times.
You can think of Real Estate Investments as a bowl of mixed nuts. Meaning, there are many different types of investments but they’re all within the same “investment bowl”. While some types of nuts may appeal to one person they may not to another. It's the same with the various real estate investment strategies.
While learning general information about the various types of investments is a great introduction make no mistake the only real way to learn is to immerse yourself not only in the “learning” but in the “doing.” After all, you can’t learn to ride a bike simply by someone telling you how to do it, you’ve got to jump on and keep on peddling.
Although you can learn a lot of information about real estate investment strategies, in books and online you will soon discover that there’s a lot of the same stuff: detailed information, plenty of case studies, and a lot of theory with no practical application.
At this presentation, we will be bringing you real people, applying what they've learned and use day in and day out. We will discuss several hands-free niches some will require no money to get started while others will require nominal investments. But all will show you how to be an investor not a landlord/lady.
Types of Investing Types we will cover…
- Owner Finance – (set it and forget it) A Buy and Hold Strategy but no toilets, tenants or wasted time.
- Share-vesting (hands-free group investing) – Buy and Hold (rentals, rent-to-own, Seller Financing)
- Reverse Close – (hands-free) owner financing with double digit returns
- Mortgage Notes – (hands-free) You’re the Bank
