The Power of Probate Properties
Let’s take a look at why you should not miss this week’s presentation.
Well first, let’s look at the purchase price versus buying price point. Did you know that probate properties can be bought all day long from 30, 40, to even 50% below market value regardless of the economy or no matter which way the housing market turns. And if you know anything about real estate investing besides, location, location, location it should be, “buy low, sell high.”
This strategy will definitely put you on the fast track to achieving your much desired real estate investing goals. That alone should be enough reason for you to want to pursue probate properties.
But if you need more reasons then, know that probate properties are virtually an untapped market and you don’t have to have a lot of money or experience buying and selling property to get started. But you will need to know is a little, “creative financing.” Although some may have thought it was a lost art, creative financing is still alive and kicking in probate.
Many times these properties will have a lot of equity or may even be free and clear. And, these properties are sometimes controlled by some of the most Motivated Sellers there are. There you have it, a perfect case scenario for Subject To, Owner Finance or you can just assign the contract.
While it is a sad time for most folks it is also time for them to “take care of business.” The Probate process can be a tiresome and trying time for the Executor and family members. For some this is a “gut wrenching” job that they won’t be able to finish. And for some people, they will simply not be able to do it. This is where you can help.
As an investor you can help alleviate some of that stress for them by providing a solution for overcoming one of the major hurdles of settling one’s estate, selling of real estate.
By understanding the probate process, you will be able to provide valuable information for families while staying compassionate to their situation. If you can step in and take over the job, you just may be able to seal the deal.
